Strata Manager

A Strata Manager is responsible for overseeing the legal and administrative functions of a strata property. This includes preparing budgets, arranging insurance, coordinating meetings, issuing levies, and ensuring compliance with by-laws. They also implement decisions made by the Owners Corporation or Strata Committee in line with the Strata Schemes Management Act and any relevant amendments.


Working closely with the Building Manager and contractors, the Strata Manager supports the day-to-day operations of the community. They play a vital role in the smooth and efficient running of a strata scheme, benefiting all lot owners. If you have questions about levies, by-laws, meeting notices, or other formal strata matters, your Strata Manager is your primary point of contact.

Building Manager

Our Building Managers are based onsite and play a central role in the daily operations of Kimberley Estate. They coordinate cleaning and maintenance, ensure the functionality, safety, and upkeep of the complex, monitor security and access systems, and oversee repairs to common property. They also serve as a valuable source of local knowledge, assisting residents with practical matters such as move-ins, waste disposal, and reporting building issues.


If you notice something that needs urgent attention in the shared areas, such as a broken glass, a leaking pipe, a lift issue, suspicious behaviour or if you are intending to move out, the Building Manager is the person to contact first.

Security

Our security team plays an important role in maintaining the safety and comfort of everyone at Kimberley Estate. They monitor CCTV, patrol the premises and respond to incidents or emergencies as needed. Whether it’s a noise complaint, a disturbance or an access issue, they are here to ensure a safe and orderly environment at all times.



Security staff can also assist with practical matters such as accidental lockouts or managing unauthorised access. They report any suspicious activity or breaches to management and help enforce building rules relating to visitor conduct, noise levels and overall safety. Friendly but firm, our security team is here to help keep Kimberley Estate secure and welcoming for all residents.
